How to Price Your Home

One of the best tools to determine the value of your home is to use a comprehensive market analysis to compare the home to others that have recently sold in your neighborhood or subdivision.

As a Realtor, this is the tool I use as a guide to get an accurate picture of the value of a home. Often times I have to go beyond numbers and formulas to determine an accurate value where we can market your home.

I, for one, like to walk the home and ask my clients to walk me through the house and tell me about any upgrades or improvements they have made. When I see something unique, I’ll ask if they did the upgrade, and I often get a response that goes something like this; ooh, I forgot I did that a couple of years ago, etc. I can usually spot an upgrade immediately, and I look for items that will make your home stand out from the rest. People love their homes, and they love to upgrade and personalize them, but we may forget about those upgrades 3 to 7 years later.

A home warranty or any kind of warranty, including warranties for major appliances, helps a lot of the time. Let’s face it, we all want a guarantee because it makes us feel safe, and that translates to more dollar$ for your home.
